It is commonly assumed (from the perspective of a normative system) that property right disputes can threaten households with the prospect of eviction or removal, since they lack title deeds. Due to this prospect of eviction, it has been argued that the threat of eviction or removal can reduce a household's wish to improve their housing condition, and once such a threat is no longer perceived by a household a substantial sense of security can be expected. But the empirical findings of this research show that it is not only legal dispute about property rights between a land owner and the households occupying a land that can threaten the latter with the prospects of eviction: competition and tenure disputes among households can also give rise to perceptions of a threat of eviction at the household level. The paper discusses several issues related to urban land tenure disputes in an attempt to broaden discussion on how extant tenure systems can be improved (or included) into land dispute resolution in Latin America.
